The median sale price for homes under 1,400 square feet reached $268,400 on June 30, a $4,200 increase from the same date in 2025 but still $11,000 below the March peak. Days on market for those properties averaged 18, compared with 29 for homes above $400,000. The Bakersfield Association of Realtors logged 68 closed transactions below $300,000 last month versus 51 in June 2025.
